Engine Trim Problems

Hi guys, I was wondering if someone could tell me what they think might be going on with my 40 hp engine trim on my tender. When I put it down it works fine however when I raise the engine it goes up but very very slow. I noticed that it is leaking a little oil on the top part of the piston to the actual trim; how do I fix this problem? Also where do you pour the oil for the trim? Hope someone can help me. Thanks.

The trim motor dragging can cause it to run slow, may have to replace motor. With motor trimmed up all the way you can removed oil level bolt in oil reservoir to add oil.
